01 · The opportunity
A Space Coast site, ready when the capital was.
Wealth Hospitality Group owns and manages approximately 50 hotels. They are an experienced Hilton franchisee with an active development calendar. When a site becomes available, they move on it.
This one was a fully permitted, franchise-approved 106-key Tru by Hilton in Titusville, Florida, on Florida’s Space Coast. The project required $15.5 million in ground-up construction capital.
02 · The challenge
Ground-up hospitality has no trailing twelve months.
A project under construction has no operating history and no in-place income. There is no trailing twelve months of performance to underwrite against. The lender has to underwrite forward, and has to be willing to carry construction risk through completion rather than simply price around it.
For a sponsor with projects queued behind this one, the expensive outcome is not a higher rate. It is a deal that gets months into diligence before the structure resets and the process has to start over.
