Worked example

A 120-room hotel runs a $145 ADR at 72% occupancy: RevPAR = 145 × 0.72 = $104.40. Annual room revenue = $104.40 × 120 × 365 =$4,572,720. RevPAR captures both rate and occupancy in a single number, which is why it is the standard rooms benchmark.

What is the difference between ADR and RevPAR?

ADR (average daily rate) is the average price of a sold room. RevPAR (revenue per available room) spreads room revenue across every available room, sold or not: RevPAR = ADR × occupancy. A $145 ADR at 72% occupancy is a $104.40 RevPAR. RevPAR is the better single measure of rooms performance because it captures both rate and how full you are.

How do you calculate RevPAR?

Multiply ADR by occupancy: RevPAR = ADR × (occupancy ÷ 100). At a $145 ADR and 72% occupancy, RevPAR = 145 × 0.72 = $104.40. You can also divide total room revenue by the number of available room-nights over the same period.

What is a good RevPAR?

Does RevPAR include food and beverage revenue?

No. RevPAR measures rooms revenue only. Metrics that fold in food, beverage, and other departments are TRevPAR (total revenue per available room) and GOPPAR (gross operating profit per available room). Use those when you need the full-property picture.
