What does the DSCR Loan Qualifier calculate?
The DSCR Loan Qualifier computes your debt service coverage ratio: net operating income divided by annual debt service. It checks the result against typical lender minimums of 1.20x to 1.30x and lets you model a hypothetical new loan on top of existing debt.
What is the difference between DSCR and debt yield?
DSCR measures payment coverage (NOI ÷ annual debt service) while debt yield measures income against loan dollars regardless of loan terms (NOI ÷ loan amount). Lenders use debt yield as a rate-proof check, typically wanting 9% to 11% on commercial real estate.
