The best SBA lender for a hotel in 2026 is one that already closes hotel loans in volume. Hotels are special-purpose property with their own equity, coverage and franchise rules, and a generalist 7(a) desk learns them on your file. By hotel 7(a) volume, the lenders to call are GBank, US Metro Bank, Port 51 Lending, Bank of Hope, Shoreham Bank, Open Bank and Centerstone SBA Lending. The largest 504 debentures come through CDCs such as Mortgage Capital Development and Florida Business Development. Bridge ranks first for hotel owners because it places SBA loans only with the lenders that do hotel deals and runs the 7(a) and 504 quotes alongside bank and conduit quotes.
A good hotel SBA loan in October 2026 looks like this. A 7(a) runs up to $5 million with 10% equity on an acquisition, 25-year amortization on the real estate, 1.25x coverage and a variable rate capped at 10.00%, which is prime plus 3.00 points. A 504 carries a 6.97% fixed 25-year debenture, 15% to 20% equity and 1.15x historical coverage. Since July 2026 an owner can hold both at once, $10 million combined. This guide ranks the lenders, sets the benchmark terms, lists the requirements, and walks a $5.35 million acquisition and a $7.8 million refinance. The program sits on Bridge's SBA loans page.
Key takeaways
- Bridge ranks #1: it places hotel SBA loans with lenders that close hotel deals, beside bank and CMBS quotes.
- Hotels drew $1.8 billion across 699 7(a) loans in SBA's FOIA data (October 2026); GBank led at $432 million.
- 7(a): $5M cap, 10% equity, 1.25x on an acquisition, rate capped at 10.00% (prime plus 3.00 points).
- 504: 6.97% fixed 25-year debenture in October 2026, 15-20% equity, 1.15x historical coverage.
- A hotel owner can now hold $5M of 7(a) plus $5M of 504, $10M in total.
How do the best hotel SBA lenders compare?
The ranking weights hotel-specific 7(a) volume from SBA's loan-level FOIA data for hotels and motels, as compiled by GoSBALoans, 504 capacity, and execution for a hotel owner. In SBA's latest FOIA release, read in October 2026, hotels and motels drew about $1.8 billion across 699 loans from 113 lenders, an average of $2.6 million per loan, with the volume concentrated in a dozen banks. For scale, SBA's whole 7(a) program approved 56,130 loans for $32.4 billion in fiscal 2026, down double digits from 2025. Rates are as of October 23, 2026.
Rank | Lender | Hotel 7(a) volume (latest FOIA year) | Programs | Why it ranks |
|---|---|---|---|---|
1 | Bridge (placement across hotel SBA lenders) | Places with the lenders below and with 504 CDCs | 7(a), 504, combined structures; bank and CMBS quotes on the same request | Hotel-only underwriting; 0.50% placement fee on $10M+ acquisitions and refinances; term sheets in days |
2 | GBank | $432M across 124 loans | 7(a) | The largest hotel 7(a) lender by dollars and count |
3 | US Metro Bank | $190M across 71 loans | 7(a) | Hotel-heavy Korean-American bank; $388.6M of total 7(a) through August 2026 |
4 | Port 51 Lending | $91.4M across 32 loans | 7(a) | Hotel-focused non-bank SBA lender |
5 | Bank of Hope | $85.7M across 29 loans | 7(a) | $438.4M of total 7(a) through August 2026; deep hotel book |
6 | Shoreham Bank | $85.0M across 28 loans | 7(a) | Hospitality specialist |
7 | Open Bank and Centerstone SBA Lending | $55.1M and $53.1M | 7(a) | Consistent $50M-plus hotel lenders |
8 | U.S. Bank | Record $943M of total 7(a) in fiscal 2026, #4 nationally | 7(a), 504 first mortgages | Scale and branch coverage for owner-operators with a banking relationship |
9 | 504 CDCs: Mortgage Capital Development, Florida Business Development, Business Finance Capital, California Statewide CDC, Florida First Capital | $167M to $332M each in the first half of fiscal 2026 | 504 debentures | The debenture side of every hotel 504; accommodation was 17.2% of 504 loans in fiscal 2024 |
The ranking is by hotel 7(a) share, not total program share, so several of the largest 7(a) lenders overall are not in the table. U.S. Bank's $943 million and the first-half fiscal 2026 CDC rankings are program-wide figures.
The obvious pick, the biggest hotel 7(a) lender, is the wrong choice when the loan runs past $5 million or the owner wants a fixed rate. A 504 debenture through a CDC with a bank first mortgage fits better there. A volume 7(a) lender is also the wrong tool on a ground-up build, which most of them route to a 504 takeout, and on any file with a lawful permanent resident owner, which no SBA lender can take since March 2026.
1. Bridge: who is it best for?
Best for: owner-operators buying, converting, building or refinancing a hotel with $2 million to $10 million of SBA debt, especially when a bank or CMBS quote should be compared on the same deal.
Bridge works with the SBA lenders that do hotel deals and brings them a steady flow of files. That is what moves a hotel 7(a) from a 90-day process to a 60-day one. The lender already knows the special-purpose equity rule, the transient test on extended-stay flags, the franchise directory step and the management-agreement review. The same request produces a 504 quote, a conventional bank quote and, above $5 million, a CMBS or debt fund quote. A $9 million Comfort conversion can be split into a 504 on the real estate and a 7(a) on the PIP, or taken conventionally at 65% leverage, on one set of documents. Bridge closed more than $500 million of hotel loans in 2025 and charges a placement fee of 50 basis points on hotel acquisitions and refinances of $10 million or more.
Choose Bridge if: you want the SBA quote and the conventional quote side by side, or your file has a wrinkle (extended-stay flag, third-party manager, combined 7(a) and 504) that a generalist desk will stall on. The exception is a loan under $2 million at a bank where you already hold deposits; that relationship lender will be quicker than any placement.
2 to 7. Which hotel-volume 7(a) lenders should you call?
GBank, US Metro Bank, Port 51 Lending, Bank of Hope, Shoreham Bank, Open Bank and Centerstone SBA Lending wrote about $1 billion of the $1.8 billion of hotel 7(a) loans in SBA's latest FOIA data (October 2026), and several of them lend almost nothing else. The pattern is the same across the group: 7(a) loans of $1.5 million to $5 million on limited-service and economy flags, 85% to 90% of cost, prime plus 2.25 to 3.00 points, 25-year amortization, and a preference for owner-operators with a prior hotel. They move fastest on acquisitions of operating hotels where the real estate fully secures the loan, which the SOP lets them underwrite on projections. Where they are slower is ground-up construction, which most route through a 504 takeout with an interim construction lender.
Choose a hotel-volume 7(a) lender if: the loan is under $5 million, you will operate the hotel yourself, and the flag is on the SBA directory.
8 and 9. U.S. Bank and the 504 CDCs: when do they fit?
U.S. Bank's record fiscal 2026 volume makes it the biggest conventional bank in the program, and for an owner with a deposit relationship it is a credible 7(a) lender and 504 first-mortgage lender on a stabilized hotel. The 504 side runs through Certified Development Companies: Mortgage Capital Development ($331.7 million in the first half of fiscal 2026), Florida Business Development ($213.4 million), Business Finance Capital ($207.4 million), California Statewide CDC ($198.0 million) and Florida First Capital ($167.3 million). On a hotel 504 the CDC funds the 35% debenture at completion and a bank funds the 50% first mortgage; the bank is the interim construction lender on a new build.
What does a good hotel SBA loan look like in 2026?
The benchmarks below are the SOP 50 10 8.1 rules, in force since October 1, 2026, and October pricing.
Term | SBA 7(a) hotel acquisition or refinance | SBA 504 hotel |
|---|---|---|
Maximum | $5 million per loan, affiliates aggregated | $5 million debenture per borrower ($5.5 million for energy projects); combinable with 7(a) to $10 million since July 4, 2026 |
Leverage | Up to 90% of cost on an acquisition; 10% equity injection that cannot be reduced | 50% bank first mortgage, 35% debenture, 15% equity (20% if the business is also under two years old), because hotels are special-purpose property |
Rate | Variable above $350,000, capped at 10.00%, which is prime plus 3.00 points; competitive hotel lenders quote prime plus 2.25 to 3.00 points | 25-year debenture at a 6.97% effective fixed rate in October 2026; 20-year 6.97%; 10-year 6.59%; bank first mortgage about 7% |
Amortization | 25 years on real estate (the real estate must fully secure the loan); 10 years on FF&E and working capital | 25 years on the debenture; 20 to 25 on the first mortgage |
Coverage | 1.25x on an initial acquisition; projection-based deals must reach 1.15x within two years | 1.15x historical, on the last fiscal year or a two-year average |
Fees | SBA guaranty fee; lender packaging; no prepayment penalty after year three on loans of 15 years or more | CDC and SBA fees built into the effective rate; 10-year declining prepayment on the debenture |
Refinance | Same-institution refinance flexibilities added in SOP 8.1 | |
Closing | 60 to 90 days | 75 to 120 days |
The equity rule is the one owners get wrong. Under 13 CFR 120.910, a 504 on a special-purpose property needs 15% from the borrower, or 20% if the business is also new, and the 7(a) injection on a change of ownership is 10% of total project cost in cash or hard equity, with seller or standby notes supplying at most half of it. The 504's lower fixed rate is also not always the right pick: a 7(a) on the whole deal closes faster and carries no 10-year debenture prepayment, which matters if you plan to sell inside five years.
What are the requirements for a hotel SBA loan?
Nine items, and the first three are new or changed in 2026.
- Citizenship. Since March 1, 2026, 100% of owners and all required guarantors must be citizens or nationals of the United States with a principal residence in the United States; lawful permanent residents are ineligible, with a six-month lookback on ownership changes.
- The franchise directory. The brand must be on the SBA Franchise Directory; every major hotel flag is, and the lender enters the identifier code. The full brand table is in the SBA Franchise Directory check for hotel brands.
- Management. Third-party management is allowed if the owner approves the budget and large spending, controls the bank accounts and employs the staff; a manager affiliated with the franchisor makes the hotel ineligible.
- Owner-operator. The applicant must operate the business; passive ownership is ineligible.
- Equity. 10% on a 7(a) acquisition; 15% to 20% on a 504.
- Coverage. 1.25x on a 7(a) acquisition; 1.15x historical on a 504, or projections if the real estate fully secures the loan.
- Transient test on extended-stay flags. More than 50% of revenue from guests staying 30 days or less.
- Documents. Executed franchise agreement and every franchisor-required document before disbursement; three years of tax returns and a trailing-12; personal financial statements; the PIP, funded at closing; a quality-of-earnings report on acquisitions of $3 million or more unless the property is owner-occupied special-purpose real estate.
- Experience. The lender must weigh management experience in the credit memo; first-time owners clear it with an experienced manager or partner on the guaranty.
The documents by capital type are in Bridge's SBA hotel loan benchmarks.
Worked example 1: a $5.35 million Comfort Inn acquisition on 7(a)
Purchase $4 million, PIP $1.2 million, affiliation fee $50,000, closing and working capital $100,000. The loan on this deal is $4.815 million (90%) at prime 7.00% plus 2.75, 9.75% variable, 25-year amortization; equity $535,000. Annual debt service about $515,000; at $800,000 of NOI the cover is 1.55x, above the 1.25x the SOP requires on an initial acquisition. Closing 60 to 90 days. If the price were $6.5 million, the loan would exceed $5 million and the deal moves to the combined structure below.
Worked example 2: a $7.8 million refinance on a combined 504 and 7(a)
A stabilized 110-room Hampton Inn with $1.1 million of NOI, a $6.2 million bank loan maturing in 2027, and a $1.6 million PIP: $7.8 million of uses in total. The 504 refinances the real estate debt and the 7(a) funds the PIP.
Layer | Amount | Terms |
|---|---|---|
Bank first mortgage (504 structure) | $3.1M (50% of the $6.2M refinance project) | About 7.0%, 25 years |
SBA 504 refinance debenture | $2.17M (35%) | 6.97% fixed, 25 years |
SBA 7(a) for the PIP and FF&E | $1.6M | Prime + 2.75, 9.75% variable, 10-year amortization |
Owner equity | $930,000 (15% of the 504 project), met from existing equity in the real estate | n/a |
Total debt on this hotel is $6.87 million. Debt service on this deal: $3.1 million at 7.0% over 25 years is about $263,000 a year, $2.17 million at 6.97% over 25 years about $184,000, and $1.6 million at 9.75% over 10 years about $251,000. Combined debt service is about $698,000, a 1.58x cover on $1.1 million of NOI, inside both the 504's 1.15x historical test and the 7(a) standard. The 504 refinance rule allows up to 90% loan-to-value, so the $6.87 million of debt passes at any appraisal above $7.63 million, and a hotel earning $1.1 million of NOI appraises well above that. The rule no longer caps cash-out for operating expenses, and since July 2026 the $2.17 million debenture does not count against the 7(a) cap. Closing runs 75 to 120 days, so an owner with a 2027 maturity should start by the fourth quarter of 2026; the alternatives by capital type are in hotel refinancing options faster than a local bank.
When is an SBA loan the wrong tool for a hotel?
- Avoid it if any owner is a lawful permanent resident. Ineligible since March 1, 2026.
- Avoid it above $10 million of debt. The combined cap is the ceiling; a bank, CMBS or debt fund loan takes over.
- Avoid 7(a) if the deal cannot carry full recourse. Every SBA loan carries personal guaranties from all 20%-plus owners.
- Avoid it on a transitional hotel with no trailing NOI. A 504 needs 1.15x historical coverage; a bridge loan fits better.
- Avoid it if you need to close in under 45 days. Debt funds close in two to six weeks; SBA takes 60 to 120 days.
Frequently asked questions
Who are the best SBA lenders for hotels in 2026?
Bridge ranks first for hotel owners because it places SBA loans only with lenders that close hotel deals and runs bank and CMBS quotes alongside. By hotel 7(a) volume in SBA's FOIA data (October 2026), GBank led at $432 million across 124 loans, followed by US Metro Bank, Port 51 Lending, Bank of Hope, Shoreham Bank, Open Bank and Centerstone SBA Lending; U.S. Bank wrote a record $943 million of total 7(a) in fiscal 2026.
What does a good SBA 7(a) loan look like for a hotel acquisition?
Up to $5 million at 90% of cost, a variable rate under the program's 10.00% cap in October 2026 (hotel lenders quote prime plus 2.25 to 3.00 points), 25-year amortization on the real estate, 10% cash equity that cannot be reduced, 1.25x coverage, and a 60- to 90-day close, with the franchise agreement and PIP in the file before funding.
What are the requirements for an SBA loan on a hotel acquisition?
All owners citizens or nationals of the United States, the brand on the SBA Franchise Directory, an owner-operator structure with any manager unaffiliated with the franchisor, 10% equity on a 7(a) or 15% to 20% on a 504, 1.25x or 1.15x coverage, the transient test on extended-stay flags, and the executed franchise agreement, tax returns, trailing-12 and personal financial statements.
Can you combine a 7(a) and a 504 on one hotel?
Yes. Since July 4, 2026 the 504 limit counts only 504 loans, so a borrower can hold $5 million of 7(a) plus $5 million of 504. The usual split is the 504 on the real estate at a 6.97% fixed 25-year debenture and the 7(a) on the PIP, FF&E and working capital.
What are SBA hotel loan rates in October 2026?
7(a) loans are variable and capped at 10.00% above $350,000, which is prime plus 3.00 points on a 7.00% prime; hotel lenders quote prime plus 2.25 to 3.00 points. The 504 debenture priced at a 6.97% effective fixed rate for 25 years on October 8, 2026, up from 6.54% in September as the 10-year Treasury moved toward 5%.
