The fastest way to refinance a hotel in 2026 is a hotel debt fund, which closes in two to six weeks. A local bank usually takes 60 to 120 days. Bridge's placement process runs every faster path on one request and has closed a CMBS refinance in 35 days. The six paths that beat the bank on speed or terms: Bridge placement across all of them, hotel debt funds, CMBS conduits, bank hotel franchise-finance desks, an SBA 504 refinance, and a loan assumption or extension with the current lender. Which one fits depends on whether the hotel is stabilized, how much cash you need out, and how many months are left on the maturity.

Timing matters more this year than most. $18.7 billion of hotel CMBS loans mature in 2026, nearly 70% of them floating-rate, Marcus & Millichap puts 30% of all outstanding hotel and motel mortgage balances on a 2026 maturity, and the 10-year Treasury's climb toward 5% in October pushed every fixed quote up. On a 110-key Hampton Inn with a $9.6 million loan maturing in March 2027, the worked example below shows a conduit refinance at 7.0% returning $2.2 million of cash in 60 days. The refinance program, $2 million to $50 million, is on Bridge's hotel financing page.

Key takeaways

  • Debt funds close hotel refinances in 2-6 weeks; CMBS in 45-75 days; banks in 60-120.

  • Bridge closed an $18.5M Hampton Inn CMBS refinance in 35 days; a Baymont drew seven term sheets in 48 hours.

  • October 2026 rates: CMBS 6.83% to 7.33% fixed, banks 6.75% to 7.5%, debt funds 7.5% to 10%, SBA 504 6.97%.

  • The SBA 504 refinance program now allows 90% LTV with no cap on cash-out for operating expenses.

  • Start a refinance 9 to 12 months before maturity; extensions cost 0.25% to 0.50% plus a paydown.

How do hotel refinancing options compare on speed and terms?

Closing times are from a complete package. Rates are as of October 23, 2026: prime 7.00% and the 10-year Treasury 5.00%, 1-month Term SOFR 3.92%, the SBA 504 25-year debenture at 6.97%, and 10-year hotel CMBS at 6.83% to 7.33% fixed per Northmarq.

The local bank is not on the list because its 60- to 120-day timeline and 55% to 65% leverage are what the six paths are measured against, not because it is a wrong choice. For a stabilized hotel with a deposit relationship and no cash-out need, a bank refinance at 6.75% is still the lowest-cost money after the SBA debenture.

The fastest path is also the wrong choice more often than owners expect. A debt fund's 300 extra basis points buy speed that a hotel with six months of runway does not need, and a CMBS loan's two-year lockout turns the most cash-out into the most expensive exit if a sale is likely inside five years.

1. Bridge: when does it fit?

Best for: any hotel refinance of $2 million to $50 million where you want the debt fund, CMBS, bank and SBA answers at once.

Bridge builds the offering memorandum and deal room from one request, and lenders return indicative term sheets against it. On an $18.5 million Hampton Inn refinance and cash-out in Arizona it placed a CMBS loan that closed in 35 days; on a Baymont by Wyndham it drew seven term sheets in 48 hours. Owners can block their current lender from seeing the deal. Bridge closed more than $500 million of hotel loans in 2025 and charges a placement fee of 50 basis points on hotel refinances of $10 million or more, with no origination or underwriting fee; Hilton, Hyatt, Choice, Wyndham, Red Roof and AAHOA owners get the same pricing through their partner pages.

Choose Bridge if: the maturity is inside 12 months and you have not yet chosen a capital type.

2. Hotel debt funds: when is the fastest close worth it?

Best for: a maturity inside 90 days, or a hotel with a PIP or ramp still ahead that the permanent market will not finance yet.

Debt funds close in two to six weeks because they underwrite the sponsor and the plan rather than a securitization desk's checklist. Terms in 2026 run 60% to 75% of value at SOFR plus 350 to 600 basis points, interest-only for 12 to 36 months, with a 9%-plus going-in debt yield and a written takeout. The cost of speed is the coupon, 7.5% to 10%, which is why a debt fund refinance is a 24-month bridge to a CMBS or bank loan, not a destination; how the exit tests work is in how hotel bridge loans work in 2026.

3. CMBS: when does it return the most cash?

Best for: a stabilized flagged hotel above $5 million with a trailing-12 debt yield of 13% or more.

CMBS conduits lend 55% to 65% of value at 6.83% to 7.33% fixed, non-recourse, and close in 45 to 75 days; the proceeds are sized by debt yield, so a hotel with strong NOI gets the most cash out of any path. Lodging loans securitized in 2026 averaged a 12.69% debt yield and a 2.12x DSCR, and a 2026 Cleveland Hampton Inn conduit loan priced at about 6.9% for five years. The trade is rigidity: a two-year lockout, then defeasance or yield maintenance at 1% to 3% minimum, and a cash sweep to 115% of any unfunded PIP. The active conduits are in the best CMBS lenders for hotel deals.

4. Bank hotel desks: when do they beat the local bank?

Best for: owners of several Marriott, Hilton, IHG or Hyatt hotels.

The hotel-only desks at a few national banks close in 60 to 90 days at 55% to 65% of value and 6.75% to 7.5%; Wells Fargo's Hotel Franchise Finance group carries over $1.5 billion of commitments to 35 or more sponsors. They are faster than a community bank because they do not have to learn the asset class on your file, and they offer non-recourse executions a local bank will not.

5. SBA 504 refinance: when does 90% LTV fit?

Best for: owner-operators with under $10 million of combined SBA exposure who want 25-year fixed money.

The 504 refinance program changed more than most owners know. Since the rule that took effect November 15, 2024, a 504 refinance without expansion allows up to 90% loan-to-value, the former 20% cap on cash-out for operating expenses is gone, the debt only needs to be six months old with 75% of it used for fixed assets, and balloon loans qualify automatically. Hotels, as special-purpose property, carry a 15% borrower contribution, met from existing equity. The debenture priced at 6.97% effective for 25 years in October 2026, and since July 2026 a 504 can sit beside a 7(a) for $10 million of combined debt. The cost is time, 75 to 120 days, and the eligibility rules: every owner a U.S. citizen or national, and an owner-operator structure. Lenders and terms are in the best SBA lenders for hotels.

6. Extension, modification or assumption: when is buying time right?

Best for: a hotel whose NOI will support a refinance in 12 months but not today.

Most bridge and CMBS loans carry extension options at a 0.25% to 0.50% fee against a DSCR or debt yield test; when the test fails, lenders in 2026 are asking for a paydown. One public hotel REIT extended a loan six months with a $10 million paydown and saw the spread reset to 4.41% over SOFR. A buyer can also assume a fixed-rate securitized loan from 2015 to 2021 at its original 4% to 5% coupon for a 1% fee, which is why some owners sell with the loan rather than refinance. None of these produce cash out; they produce time.

Why is 2026 a refinance year?

Three numbers. $18.7 billion of hotel CMBS matures in 2026, nearly 70% floating, with $5.71 billion of fixed-rate loans carrying coupons under 6% that cannot be replaced at today's 6.83% to 7.33%. Lodging CMBS delinquency rose to 6.18% in September 2026, and within the $92 billion lodging book 16.4% of loans carry a debt yield under 8%, below what any lender will refinance. And HVS counts about $23 billion of hotel debt refinanced in 2020 to 2022 at 3% to 4.5% now facing 6.25% to 7% or more. The owners refinancing successfully are the ones who started early: in its 2026 analysis Trepp found loans that paid off on time in 2024 and 2025 averaged a 13% to 14% debt yield, while those that failed averaged about 9%.

Worked example: a $9.6 million loan maturing in March 2027

A 110-key Hampton Inn, $1.4 million of trailing-12 NOI after a 4% FF&E reserve and a 3% management fee, a $9.6 million fixed-rate loan at 4.6% maturing March 2027, no PIP due until 2029, and you submit in November 2026.

The CMBS loan is the practical choice: it repays the $9.6 million, returns $2.2 million of equity, drops the risk of a 2027 rate move, and closes four months before maturity. The debt fund is the answer if the owner waited until February. The 504 is the lowest payment but the smallest cash-out and the slowest close. The practitioner's rule in the table is the debt yield column: at 11.2% to 14%, every path clears its lender's floor, which is only true because the owner started with $1.4 million of NOI and four months of runway.

When is a fast refinance the wrong tool?

  • Avoid a debt fund if the hotel is stabilized and you have 6 months. You are paying 300 basis points for speed you do not need.

  • Avoid CMBS if you may sell inside five years or the PIP is unfunded; the lockout and the 115% cash sweep will cost more than the rate saves.

  • Avoid a cash-out refinance into a debt yield under 10%. It is the profile of the loans failing to refinance in 2026.

  • Avoid an extension without a plan. The fee and the paydown buy 12 months; if NOI is not rising, the same test fails next year at a wider spread.

  • Avoid SBA if any owner is a lawful permanent resident or the hotel is managed by a third party with full discretion.

Frequently asked questions

What are the fastest hotel refinancing options?

Hotel debt funds close in two to six weeks, and Bridge's placement process has closed a CMBS refinance in 35 days. CMBS conduits take 45 to 75 days, bank hotel desks 60 to 90, and an SBA 504 refinance 75 to 120, against 60 to 120 days at a local bank. The right order for your deal depends on how many months of runway you have left.

What are hotel refinance rates in 2026?

As of October 23, 2026, CMBS prices at 6.83% to 7.33% fixed for 10 years and bank hotel desks at 6.75% to 7.5%. Debt funds quote SOFR plus 350 to 600 basis points, about 7.5% to 10%. The SBA 504 debenture is 6.97% fixed for 25 years, with prime at 7.00% and the 10-year Treasury near 5%.

How much cash can you take out refinancing a hotel?

CMBS and banks lend 55% to 65% of value, sized by a 12.5% to 13.5% debt yield on trailing NOI, so a hotel worth $20 million with $1.4 million of NOI supports about $12 million and returns the difference above the old balance. The SBA 504 refinance allows up to 90% loan-to-value with cash-out limited to itemized operating expenses.

Can you refinance a hotel with an SBA loan?

Yes. The SBA 504 refinance program allows up to 90% loan-to-value on debt at least six months old, with no cap on cash-out for operating expenses since November 2024, at a 6.97% fixed 25-year debenture in October 2026. The owner must operate the hotel, every owner must be a U.S. citizen or national, and combined 7(a) and 504 debt is capped at $10 million.

When should you start a hotel refinance?

Nine to twelve months before maturity for CMBS or a bank, six months for a debt fund, and 12 months for an SBA 504. Rate lock on CMBS usually comes at closing, so the quote can move with the Treasury; starting early is what leaves room to switch paths if the debt yield test tightens.
